Ability to Repay
It has been over nine years since the mortgage meltdown, but I still run into borrowers who are frustrated with their inability to qualify for a mortgage in the price range they desire. Fantastic credit scores and large down payments are vital in obtaining a low rate but are not the dominant factors in defining the loan amount you qualify for. It is the ability to demonstrate through traditional income documentation your ability to repay the loan that is paramount.

Back in the "good ol' days" a borrower's equity was considered as the most desirable prerequisite in limiting the risk for the investor. If you defaulted on the loan, a quick sale of the home would make the investor whole. No harm, no foul. However, what we learned from the relaxed approval policies was that borrowers were using only their equity to qualify and felt if the bank approved them for a loan... well, then, they must be able to repay it, right? The disconnect between being "approved" for a loan and the notion the borrower could "pay" for the loan was enormous. When the dust settled, the "good ol' days" looked more like the Wild West and the housing market collapsed as a result. Sit down with your local lender and do more than pre-qualify for a home loan. As a borrower you need to understand your loan program, loan limits and why you do or don't qualify. Be sure to have a discussion that includes your budget, financial goals and future real estate investments.
