Should I Sell it or Move It?
by Billy Kornfeld
Moving all your belongings to a new home can seem overwhelming. But who says everything must go with you? Sometimes the best move is to leave a few things behind and purchase new items for the new home. Consider a few factors:
Sentimentality Assess the sentimental value of your belongings. For example, you'll of course be keeping the inherited China set. A thorough inventory of your furniture and personal belongings will help you find the irreplaceable items that are definitely worth the effort to transport.
Age The age of electronics and appliances especially should be taken into account. Considering the size and installation needed for appliances like washers, dryers and refrigerators, perhaps those appliances' best value is as added assets to the price of the home. Or you could sell them online with the stipulation that the buyer must uninstall and transport the appliance. Televisions are improving every year; perhaps your next move is a good excuse to upgrade.
Space Your current furniture may not fill the new space quite as well. Break out that measuring tape to consider whether that couch, coffee table or entertainment center (Or all three!) will fit in your new home.
If you are still on the fence about selling a certain piece of furniture, don't forget to consider the cost of delivering the newly-purchased furniture to replace the old one. That factor might tip the scales to your keeping your current item.

Staging Tips for Selling your Home Fast
by Dori Gregory
Boost Curb Appeal
Many people thinking of viewing your home will do a quick drive-by first, often deciding on the spot if it's even worth a look inside. Make sure your home is ready to accommodate on-lookers with these tips.
• Power wash siding and walkways
• Hang easy-to-read house numbers
• Plant flowers that bloom and keep fresh greenery
• Wash front windows
• Repaint or stain the porch floors
• Mow the lawn and trim back bushes and trees
Entice People to Explore
By placing something that draws the eye at the top of the stairs, in the hallways or in corners, you can pique curiosity and keep potential buyers interested throughout a whole home tour. A piece of artwork, a painted accent wall or even a vase of flowers can all work to draw the eye.
Create a Lifestyle People are Looking For
Play up what your neighborhood area is known for. Have a house on a quiet street? Hanging a hammock could be the perfect touch.
Think Seasons
Make sure your garden is in beautiful shape in the summer and that any extra features you have, like a pool or a fire pit, are clean and ready to go. Take advantage of the autumn and winter seasons by using the fireplace and simmering hot cider. Make your home welcoming!
